The DCS (4-page / 2.5 MB PDF) proposes different rates for residential developments depending on their locations and the number of dwellings to be constructed. Developments of 500 dwellings or more at strategic sites will be charged a proposed rate of £15 per sq m under the DCS.
Market housing developments of less than 15 units will be charged proposed rates of £140 per sq m within the 'high value zone' to the west of the district, £100 per sq m within the 'low value zone' immediately surrounding Peterborough town centre and £120 per sq m in the rest of the district.
For apartment developments of less than 15 units and market housing developments of 15 or more units, rates of £70 per sq m within the 'high value zone', £15 per sq m within the 'low value zone' and £45 per sq m in the rest of the district are proposed.
District-wide rates of £150 per sq m for supermarket developments of 500 sq m or more, £70 per sq m for retail warehouse developments of 500 sq m or more and £15 per sq m for neighbourhood convenience stores are proposed.
A district-wide nil rate levy is proposed for all other developments.
