According to exhibition boards on the website for the 4.7 hectare development, the final masterplan includes more than 1,400 new homes in seven residential buildings, 450,000 square feet of office space and 180,000 sq ft of retail space in the area surrounding Shoreditch High Street Station. The proposals also provide for the retention and restoration of heritage buildings and structures including the listed Braithwaite Viaduct, London's second oldest railway structure.
Building heights are proposed to increase from the east to the west of the site. The seven residential buildings in the final masterplan range from 15 storeys high near Brick Lane, to the east, to a pair of towers up to 46 storeys high near Shoreditch High Street, to the west. A combined 1,459 homes are provided for under the proposals in a mix of studios to 5 bedroom units, with details of on-site affordable housing provision yet to be agreed with the Boroughs.
Outline planning permission has been applied for in relation to two linked office buildings to the north west of the site and detailed permission for around 70-90 ground level shops, cafes and restaurants with a high percentage of small units proposed. A new 2.4 acre public park is proposed above the restored Braithwaite Viaduct, with new public squares and five new lanes and streets also included in the masterplan.
