Brockton submits planning application for major London redevelopment in Holborn

Brockton Capital has submitted plans to Camden Council to redevelop the former Royal Mail depot on New Oxford Street. The proposed redevelopment will comprise around 350,000 square feet of office space, 42,000 sq ft of shops and 21 flats.

The scheme has been designed by Alford Hall Monaghan and proposes the remodelling, refurbishment and extension of the existing building for a change of use to offices, retail and affordable housing.

The majority of the building is to be for flexible office space, with a mixed use of shops, cafes, galleries and restaurants on the ground and lower ground floors to rejuvenate street frontages.  It also proposes to create a new external urban space on Museum St and reopen the historic Dunn's passage to encourage public use of the area.

The building has been derelict for more than 20 years and has been identified as a major development site in Camden's Local Development Plan.

Last year, Brockton bought the site from Aviva Investments for around £95 million, which includes existing planning permission for a 460,000 sq ft extension and mixed use scheme.
