Plans submitted for 150,000 sq ft West End office scheme


Developer Derwent London has submitted plans to Westminster Council for a 150,000 square feet office-led development scheme in the Fitzrovia area of central London.

The proposals for the 0.2 hectare site include the demolition of three office buildings at 25 to 33 Berners Street and their replacement with a single new building with a basement, ground floor and seven above-ground storeys.  The sixth and seventh storeys will be set back to reduce their visibility from street level.

New offices are planned for part of the basement and ground floors of the new building and for all seven above-ground floors. A total of 11,458 square metres of office space is proposed, increasing the existing office space by 111 sq m. A restaurant and a shop are proposed for the remaining ground floor and basement space, with a total of 2,257 sq m of retail space expected to be provided.

The site is located near to three London Underground stations: Oxford Circus, Tottenham Court Road and Goodge Street. No car parking facilities are proposed, but 97 cycle parking spaces will be provided under the plans.

The planning statement submitted with the application said: "The existing office accommodation in the three buildings comprising 25-33 Berners Street is outdated, coming to the end of its useful life and inefficient ... The proposals ... are an opportunity to provide new, modern office space and a range of ground floor uses in a building of exemplary design quality."

Westminster Council has set a target date of 28 November to determine the application.
