Galliard plans 838 homes at West Ham United FC stadium site


Developer Galliard Homes has applied to Newham Council for permission to redevelop the site of West Ham United Football Club's (WHUFC) Boleyn Ground stadium into a residential-led mixed-use scheme with nearly 850 homes.

WHUFC has occupied the site at Green Street in east London since 1904, but will move to the 54,000-seat Olympic Stadium following the 2015/16 football season. Galliard agreed last February to buy the 3.3 hectare site and submitted plans in November for its comprehensive redevelopment to provide 838 homes in 15 new buildings.

The proposed buildings range from three to 13 storeys in height. Of the 15 new buildings, 14 would contain new homes, ranging in size from studio apartments to four-bedroom maisonettes. The developer has indicated that the homes would include 51 units of affordable housing.

Low-rise buildings fronting onto Green Street at the west of the site would contain a crèche, a teacher training facility and 402 square metres of flexible commercial or community space under the plans. According to the developer's planning statement, the flexible space could be used to provide a library and community facility or a GP surgery.

A pedestrianised "legacy route" has been proposed, forming a public piazza running from west to east through the centre line of the existing football pitch. The route would start at a 'memorial garden' on Green Street, pass between two 13-storey 'tower gatehouses' and terminate in a 1,687 sq m linear park along Priory Road.

Several communal courtyards, roof gardens, 4,500 sq m of private amenity space and parking for 322 cars, 52 motorcycles and 1,210 bicycles have also been proposed.
