Developers submit planning application for redevelopment of Brixton Town Centre


Muse Developments Ltd has submitted a full planning application for a mixed use development and modernisation of Brixton town centre. This is a joint venture between Muse Developments Ltd and Lambeth Council and the application follows a two stage public consultation. 

The proposal covers a total of 1.68 hectares and it involves the demolition of several buildings and affects areas of conservation. The scheme states that both Hambrook House and Olive Morris House will be demolished in addition to the refurbishment of Ivor House.

The plan includes up to 194 new homes with 40% being allocated to affordable housing. Hambrook House will contain 94 homes, Ivor House will have 26 homes and Olive Morris House will have 74 homes.

The scheme also provides for more office space, a new 120,000 square foot energy efficient civic building, council offices, newly landscaped public areas, cycle hub with shower facilities and a cafe.

The plan involves the renovation of the current town hall which is a Grade II listed building. This will offer new office space and make the town hall more accessible to residents.

The project will reduce the number of sites currently occupied by Lambeth Council from 14 to two, bringing the council services together and cutting costs.

Development director at Muse Developments Thomasin Renshaw said, “The decision to dispose of ageing and expensive buildings the Council no longer needs, and use the proceeds to bring much-needed new homes and jobs to the borough demonstrates Lambeth’s common-sense approach to development. The project includes an exciting refurbishment of the Town Hall to enable more community use, and new fit-for-purpose offices that will improve services for residents.”

Planning expert Victoria Lindsay of Pinsent Masons, the law firm behind Out-Law.com, said,

"These proposals show that Lambeth council is committed to streamlining their estate in order to rationalise and consolidate their position to improve efficiency, accessibility and delivery of services and functions. By doing so, it has created much needed housing within a highly accessible location with a relatively high percentage of affordable housing".
