Plans submitted for 604 home mixed-use Vauxhall scheme


Developer CLS Holdings has submitted a planning application for a development in Vauxhall, south London. The proposed £400 million scheme would cover 1.65 million square feet and would include over 600 residential units.

The detailed planning application for 'Vauxhall Square' was submitted to Lambeth Council and includes proposals for two residential towers, office and retail space, student accommodation, a hotel and a number of community schemes.

The proposed development would include two 50 storey residential towers that would be used to provide 510 new homes and 163,945 sq ft of new space for offices. The proposed plans also include 37,660 sq ft of space which would be made available for shops, restaurants and cafes.

The development proposals include plans to build a total of 94 affordable housing units and a new homeless hostel. The development plans include proposals to build 416 student rooms and a new 438 bed hotel.

The local community would have access to a new four screen cinema, under the development proposals and a major new public square would be created, in addition to public realm improvements, according to the developer.

The proposed £400m Vauxhall Square redevelopment is close to Vauxhall's tube and rail stations and is at the centre of the Vauxhall Nine Elms Opportunity Area. The Vauxhall Nine Elms Opportunity Area has been identified by the Mayor of London Boris Johnson as an area suitable for regeneration.

“This substantial mixed-use scheme is a key element to the Vauxhall Nine Elms regeneration plans.  It will create a new vibrant heart for Vauxhall and over 1,000 additional full-time jobs across a broad range of skills, both during and after construction," said CLS Holdings plc chief executive Richard Tice. "The investment of over £400 million will bring substantial benefits to a wide range of stakeholders and is not dependent on the Northern Line extension.”

Johnson's planning framework for the area estimates that there will be up to 16,000 new homes and an estimated £1 billion worth of new infrastructure to support the area's growth. A two station extension of the Northern Line is planned. A formal planning application, called a Transport and Works Act Order, is planned to be submitted in 2012 and the tube link open for business by 2018, according to Treasury Holdings, the project managers of the project.

Subject to Lambeth Council granting permission to the scheme, CLS would aim to start work on the site in 2014 and anticipate that phases of the development would start being completed from 2017 onwards.
