Developers of residential schemes in Lewes will be subject to community infrastructure levy (CIL) rates of between £90 and £150 per square metre under proposals published by the local authority. 

Lewes District Council launched a consultation on its draft charging schedule (DCS) (22-page / 2.16MB PDF) last month. It has proposed to set a residential rate of £90 per sq m in the 'low zone', which covers the areas to the south of the South Downs National Park, and of £150 per sq m in the 'high zone', which covers the areas to the north of the park. 

For retail developments, the Council has proposed to set a district-wide rate of £100 per sq m. All other types of chargeable development, including offices, hotels, residential institutions and industrial schemes, will be subject to a nil rate levy under the proposals.

The Council’s CIL charging area will only apply to the parts of the district that lie outside of the South Downs National Park boundary.  Within the national park area, South Downs National Park Authority is the charging authority for CIL and will be preparing its own charging schedule.

The consultation is open for comments until 11 July. The Council said it expects to implement CIL in April 2015.
