Maldon consults on CIL draft charging schedule


Maldon District Council has published its community infrastructure levy (CIL) draft charging schedule (DCS) for consultation, proposing to set rates of up to £70 per square metre for residential development.

The DCS (23-page / 751 KB PDF) proposes to set a nil rate levy for residential development within two strategic sites, one to the north of Heybridge and the other to the north of Holloway Road.  A rate of £70 per sq m is proposed for residential developments outside these areas.

In a change from the preliminary DCS (13-page / 222 KB PDF), which was open for consultation from January to March, the DCS proposes to divide the district into two zones for the development of supermarkets, retail warehouses and private retirement and nursing homes.

A nil rate has been proposed for supermarket and retail warehouse developments within the built up areas of Maldon and Heybridge with a rate of £150 per sq m in proposed in all other areas.

A nil rate has also been proposed for private retirement and nursing home developments within the built up areas of Maldon and Heybridge with a rate of £70 per sq m in proposed in all other areas.

Hotel developments will be charged a district-wide rate of £150 per sq m under the proposals. A nil rate is proposed for all other development in the district.

The consultation is open until 23 July. The Council said it expects to adopt the CIL towards the end of 2014.
